FTHB and Repeat buyers have the option of the 4 major types of programs.

Fix and Flip combined with DSCR Program

This program is designed for the investor who needs to renovate a property before turning it into a rental. Qualification will be based on the DSCR/ rental income.

Bridge Loan Fix & Flip

Investors can purchase, fix and sale property using this bridge loan fix & flip program

Chenoa Fund Program

100% financing loan with a repayable or non- repayable second to cover down payment and a portion of closing

National Homebuyers Fund 100% Program

This 100% program will help high earner clients with down payment. Use the 3.5% DPA for down payment and an additional 1.5% toward closing.

580 Score FHA

This program is for the lower credit score borrower. This allows for a 3.5% down payment. Seller can pay 6% closing. Ratios are capped at 45%.

The DSCR Program

No Income documentation loan for Investors. The qualification is based on the rental income which must meet or exceed the monthly mortgage payment.

40 year Interest Only

This 10 year interest only program converts to a 30 year PITI payment. Payments are lower due to amortization and interest only feature.​

The P&L Program

There are only two income requirements for this self employed program. Review of a Profit and Loss and a Letter from the accountant/CPA stating that the buyer has been in business for 2 years.

550 USDA Loan

This 100% financing program will allow credit scores down to 550.

The VOE Only Program​

Qualify based on a verification of Employment. No paystub, No W-2, No 4506

203k Renovation Loan

This renovation loan has a streamline component ( Repairs under 35k) and a full component (Repairs over 35K). Both components will allow for an owner occupied FHA loan to cover repair cost.​

Conventional Home-style Renovation Loan

This renovation loan will allow for owner occupied or Investor financing loans.

Construction to Perm Loan​

Your clients can buy land and then Build. All one loan.

FHA 203b with Repair Escrow

This renovation loan has a streamline component ( Repairs under 35k) and a full component (Repairs over 35K). Both components will allow for an owner occupied FHA loan to cover repair cost.​

ITIN loans

For those clients who do not a have a social security number, but has a Tax Identification Number.

Jumbo 1 year Tax Return

This Jumbo program is designed for the self-employed. If your client does not have evidence of income or wish not to provide documentation, this program will help.​

Investor financing programs available for the experienced and the novice.

100% FHA Loan

This grant program will help the buyer with a 3%-6% grant that can be used for down payment and closing.

PG County Grant Program​

For those buyers who write off quite a bit on their taxes or may have a subsequent side job, this program allows for us to qualify based on W-2 forms only. No tax return.
